  • Wood Rot is a common problem in Indiana. In our experience we have seen windows as new as 8 years old start to show signs of wood rot. If allowed to continue this problem will spread to other parts of the window and eventually to the structural framing of your home. Replacing all the windows in your home can be expensive and sometimes cost prohibitive.   • I have seen windows that were over twenty years old in excellent condition. I asked these homeowners what their secret was; the commonality they shared is caulking and painting on a regular basis. Depending on the type of window, these homeowners have inspected and maintained their windows on a yearly basis. Not all windows will need work every year but if you notice peeling paint and cracks in the joints your windows are exposed to water damage and wood rot problems. I know this can be a very time consuming process and most of us do not have the time to repaint every window in our house on a yearly basis. However, I think that by spending as little as 30 minutes on each window every couple of years you can at the very least double the average life expectancy of your wood windows.
  • One of the most common causes of sashes starting to rot is a lack of paint on the bottom edge of the window sash. This is the edge that if you open the window then go outside and look under the window at the bottom edge of the open sash you will see if it has been painted. No one ever looks there and many times this edge has never been painted in the life of the window. This edge sits just above the inner sill of the window, if the weatherstripping is missing of not working properly moisture will settle on this sill and start causing damage.
